How the figures are calculated

Each weekly figure is the Freddie Mac Primary Mortgage Market Survey average rate for a conventional, conforming 30-year or 15-year fixed-rate home purchase loan, published to two decimal places each Thursday (a few weeks in 1980 were published to three decimal places and are rounded to two here). The 15-year survey started in 30 August 1991. Monthly and yearly figures are simple averages of the weekly rates in that month or year, rounded to two decimal places. Since November 2022 Freddie Mac bases the survey on applications submitted to it rather than on a lender survey, so recent weeks are not fully like-for-like with earlier ones.

Payments are principal and interest only, for a fixed-rate loan with equal monthly payments, rounded to the dollar; they leave out taxes, insurance, fees and points. Figures are updated daily and change when Freddie Mac publishes a new week. Calculations are by ClarionBrief and can differ from other sources by a rounding difference.
